Take the word savvy in a good way for once, and think what we may be trying to tell. Most of the Western World has low inflation/interest rate balance and taxes on your profits are relatively higher. Currently, there are flights from several locations in Germany. Flights from London Stansted, Amsterdam, Beirut, Moscow and Saudi Arabia are direct. Centre of Mersin was well connected with Adana, Ankara and Istanbul, however Antalya has always been about 9-10 hours by car or coach. The new motorway extension from Cesmeli to Kızkalesi is the second stage of the motorway (Expected Q2 2027) which will bring the travel time to Antalya from 9 hours to 7-7,5 hours by car.
When this motorway reaches Silifke (expected Q4 2028) the distance to Antalya will be about 30 km shorter and it will be under 7 hours to get to Antalya.

Brand new to 5 year old apartments are starting from $50.000 in decent neighbourhoods of Mersin. You could generate 8-9% annual return from these one bedroom flats. That is pretty standard.
