Silifke’s location in terms of Land Investment

Investment is made for returns and a profitable sale. Raw agricultural land is the beginning of almost every property. Silifke is about 85 km to the Province Centre Mersin. We cannot look at accessibility from this angle though. Silifke is very important for Karaman to its Northwest, and Konya further North.

With the existing road network, the 192 km distance between Silifke and Karaman takes 2 hours and 48 minutes by car. And the 252 km between Silifke and Konya takes 3 hours and 26 minutes.

The new road first from Silifke to Mut, and eventually to Konya will avoid the curvy single file roads and increase average speed from 65 km/h to 90 km/h. This means a shorter distance of about 170 to Karaman and 220 to Konya and it would bring travel times to Karaman to 100-110 minutes. To Konya, travel time will be about 2 hours and 40 minutes after this roads completion. The road is under construction as this article is getting ready.

We expect its completion to be by mid 2026. This means buying now in Silifke is very tempting as this road will boost interest in Silifke way more than before.

Where to invest in Land for sale in Mersin before this road happens?

Silifke has quite a large territory. Starting from the Mediterranean coast, it goes all the way up to the Karaman province border. The new road will be going Northwest from the town centre and follows the Goksu River Valley towards Mut. Villages like Kargıcak, Evkafçiftliği of Silifke and Haydarköy of Mut are ideal places to invest in this region.

Land prices and investment ideas

Land prices start from $2 per sqm for places with no road connection and a bit off the popular areas. When we come to within 800 m of the road or the Goksu River, prices jump up to the $4-7 range for raw land. Some natural olive gardens a bit away from the road may fall into the $5-10 per sqm bracket but neat gardens will watering pool or facilities go up to $13-25 per sqm range depending on location.

Dynamic investment comes in handy here. If we buy a raw agricultural land, we can turn it in to a fully facilitated income generating garden with about 50% extra investment. After the 3rd year produce starts coming and at year seven we can sell the garden we have created for about 4-5 times the total investment we have made.
