Mersin International Port (MIP) is the largest port on the Mediterranean. Over the years, with the opening of the Organised Industrial Zone between Tarsus and Mersin, many businesses moved to the area along the D-400.
The industrial land for sale is located on the parallel axis to the D-400 right behind Armada Foods and Tat Bakliyat factories. Currently access is possible by turning to the Mersin boulevard and taking the first right to Gudubes sokak. The land is currently agricultural and there is a watering canal in front of it.
With the new zoning plans there will be a 25 m wide street right up the watering canal. Also right below the canal the old train line is being upgraded to a high speed train line. Please pay attention to the current images and the plans which are all within the photos of this property.
Zoning information
The industrial land for sale is right behind active factories. With the 1/5000 plans function of the area is determined as Non-residential-Working-Zone. Zoning of the factories in front of our land is E=0,50 and Hmax= 27,50. We will most probably have the same zoning for our land after the completion of the plans in about 2-3 years.
The area of the land is 14.265,17 sqm. After the plans, a maximum of 45% will be deducted from the total and an area of about 7.900 to 8.500 sqm will be left. This leaves an ideal area for a middle size factory or 2-8 warehouse units.
Right now, (01.05.2025) the 1/1000 application plans are ready for appointment. We expect all plans to be ready in about 3 years because bureaucracy may extend the procedure.

When the plans are ready, your options will be to develop a facility, develop a warehouse or storage units. Once the land is yours, the waiting time is almost 4 years including construction.
