MAIDEN’s CASTLE – KIZKALESI – An underachiever? Or yet to be discovered?

This article is only about Kizkalesi, a unique location, a rare find on the Mediterranean.

The story about the king who had a castle built on an island off the coast across from his palace can be heard in many other versions, however the intact Maiden’s Castle – Kizkalesi is here on the #Mediterranean Coast of #Turkey.

With its Blue Flag public beach, hills with citrus and olive gardens, #Kizkalesi is a decent holiday place. On the beach there are hotels, and to the West of the beach there are a few sea front residential complexes. The D-400 is over the town centre so this beach is not disturbed by the main road at all.

For many years, only settlement was by the sea and only some farm houses were towards the hills. There is a small neighbourhood up the hill, which is about 50% occupied. You could be here with us if you like the idea of buying in an up and coming holiday phenomenon.

Investment Parameters

Prices in 5-15 year old complexes are from €50.000 for one bed units, €70.000 for 2-3 bed units. The more the views and the closer to the sea, the higher the prices will be. They hardly go over €180.000 even for the best units.

Newer complexes mean units are smaller, and one bed units start from €75.000, two bed units are from €90.000.

As you can see, the prices are mellow for now. Compared to more well known holiday destinations of Turkey prices here are less than half in Kizkalesi and its nearby neighbours like Ayas and Susanoglu. This will make your ROI better and capital appreciation is inevitable.

Rental returns are almost 10% gross. In example, your €100.000 investment can easily be let out within 3 weeks and it will get you your money back in approximately 10 years. We advise an exit at 5 years though. This way you will have got back about €45.000 of your investment back and you can sell your unit for minimum €155.000.

Lifestyle ideas

Average family holiday is about two weeks. In terms of excursions, it cannot be said #Mersin is as developed as #Antalya, however in terms of ancient ruins, canyons, beaches and places to visit we do not fall short.

You can have your late breakfast up the hill from #Narlikuyu, just 7 miles to your home in #Kizkalesi. Then visit Heaven and Hell caves for a taste of nature blended with history. Yapraklı Koy  is ideal to swim and sunbathe for about 2 hours. Around 6 PM you can end your day at the famous fish restaurants of Narlikuyu.

Uzuncaburc, Goksu River delta, Tasucu Harbour and Bogsak beach are all within 30 minutes drive to Kizkalesi.

Factors affecting value positively

Location and accessibility are two of the most important parameters forming the market price of a property. Kizkalesi is right on the D-400, so it is already very accessible for domestic visitors.

The 1 year old Çukurova International Airport is not yet very international. It needs at least 18-24 months to make a name and get more direct flights from Europe and Asia. As accessibility increases you can imagine your property’s price will shoot up too.

End of 2024 saw the acceleration of the construction of the Mersin-Antalya #motorway. Tunnels, viaducts, bridges are coming along. It seems the road will reach first to Erdemli by the first quarter of 2026, and to Silifke by the beginning of 2027.
