Secure contract procedure

Unfortunately foreign investors cannot invest in agricultural land in every case. There are requirements which make the procedure complicated and most agencies drive their clients to buying apartments. With our model, we form a partnership by signing a legally binding contract for security. Within 3-6 months we expect a minimum of NET 30% up to 45% upside. Buying cost including our service fee is 6% in the beginning and at the end our management fee is 7% of the final sale price.

Contents of the contract

As the property will not be in your name, the contract will remove all risk by direct statements. Below is a summary of how out invest in land in Mersin model works.

  • We have agreed the price of the above sample property say for $225.000. Initially you will pay a $5.000 deposit and we will prepare the contract for the property with your details, that you are the payer, and the name on the title deed is the person to carry out the works on the property.   • Once the contract is signed, you will pay the balance: $221.000, and the buying cost is about $13.500 on top.

Works take about 2 weeks. When we are done, you pay another $16.875 and we start the marketing of your property right away.
  • Realistic time of sale is about 12 weeks. Say we have an offer of $400.000 for the property. Buyer pays the title deed fees, so we deduct MARE’s management fee $28.000 and you are left with net $372.000. That is a net 36% profit on total spent in just 18 weeks (4,5 months)
