Invest in Erdemli to boast your profits in 3-5 years

The year 2025 has been rather quiet in terms of sales compared to the previous 4 years. This is down to the high interest rates and Turkish Lira’s ever so low level against USD, Euro and GBP. However Turkey is a rapidly developing secular country and the near future for Mersin is extremely exciting. Invest in Erdemli or Silifke, preferably in land and you will meet all your investment goals.

Main Reasons to invest in Erdemli and Silifke

Erdemli is a popular town for commute and quiet living just to the West of the Mersin metropolitan area. Starting from Çeşmeli, all the way to Ayaş, almost entire coastline is occupied by sea front or near the sea residential complexes and some hotels.

For now, to get to i.e. Kargıpınarı, Tömük or Arpaçbahşiş is relatively easy as the motorway reaches to Çeşmeli. After these coastal towns though Erdemli centre traffic starts and getting to the West is challenging especially in the Summer. The motorway extension currently under construction will have two new exits. First one right between Arpaçbahşiş and Erdemli Town centre, and the second one right after the Erdemli Town centre in Kocahasanlı.

This way the south of the new motorway will eventually be zoned for development areas. For the North of the motorway more interest will occur as access to the area will be twice as good compared to the past.

Investment parameters

In December 2025 agricultural land prices start from $8 per sqm in Erdemli and $6 per sqm in Silifke. This starting level is for land which has no road connection, completely raw and has no sea or valley view.

Realistic price range for land to the south of the motorway in Erdemli is about $35 to $75 per sqm. In Silifke prices for the South of the Motorway is also about $30 to $70 per sqm. Invest in Erdemli with these prices and see the upside in just 2 years.

You can get a good 900-1.200 sqm land facing a road and with excellent sea view for about $60.000 in Narlıkuyu or Ayaş. Then, in 1-3 years develop this investment in to a sea view villa with a further $150.000 investment.

Rental returns for sea view villas exceed 7% pa.

Once your villa is ready you could easily sell with %30-40 profit within 6 months.

Our construction and management services

We have a wide range of land listings in both Erdemli and Silifke. Once we have noted your requirements, we will build a list of options matching your requirements and invite you to a viewing tour which takes 2-4 days. When you have picked your option and ready to invest in Erdemli or Silifke, we will start the buying process with a 5% deposit and a POA to be able to complete the transaction to your name.

After the purchase, we will first get the permits to level and landscape your land. This costs about $5-8.000 depending on the slope and terrain for each 1.000 sqm land.

If we have a road connection, we can immediately apply for the building license. Once the design is also ready, we agree on a turnkey price and you pay 40% of that amount to commence the construction. The rest of the balance is paid over the duration of the construction which is usually 8 months.

After the completion of the villa/home, you can choose to rent it out for a while. Each Summer season is from May to October. The peak season is from early July to mid September. You could get $200 per night on average and generate up to a gross $15.000 each season.

Of course we can simply list your villa and sell on with a decent profit, without having to furnish the place.
