Aydıncık – YeniKas as an Emerging Location for Seafront Investment

#Aydıncık was about 3,5-4 hours to the West of Mersin centre for about 30 years ago. Today, with new dual-carriage ways along the #Mediterranean and very functional tunnels the estimated time of travel is just 2 hours. With the extension of the Adana-Mersin-Antalya Motorway from Cesmeli to Silifke, travellers will avoid town centre traffic on the D-400. This way, Aydıncık will be just 90 minutes to Mersin’s new International Airport by Q4 2026.

As D-400 is the main axis from the East to the West on the south of Turkey over a million vehicles go through Aydıncık every year. However, no one really remembers the town other than the glass #greenhouses and the lovely blue of the Mediterranean. This makes the area ideal for seafront investment.

With the new roads and increasing interest in creating new locations for elite holiday housing, this part of the Mediterranean blinks at investors. Let us take a look at the type of investment options and how they are priced currently. (Date: 25.04.2024)

Agricultural Land

#Yenikas is still heavily agricultural. About 90% of the land overlooking the sea just like in Kalkan-Kas. Land plots vary from as small as 400 sqm and some have homes on them. Mainly land pieces from 600 sqm might have a small home on it and the rest is a cucumber greenhouse. The settlement has about 250 homes, most of them are local residents. The total land of this town is about 120.000 sqm which means it can develop as a small holiday town of 300-350 homes consisting of sea view apartments and detached villas which creates the potential for your seafront investment plan.

The latest sale data is from 16.04.2024. We sold a full sea view 612 sqm land for 900.000 TL which is just about $30 per sqm. If this land is zoned as a residential plot, its remaining area for development would be approximately 350 sqm, which is about the average land of a detached villa in Kalkan, Antalya.

Greenhouse or Existing Fruit Gardens

Cucumber farming is a the main production in the area. Most greenhouses are giving a gross 25-28 tons of cucumber. The gross income of $7.500 per annum per 1.000 sqm of greenhouse is impressive. These properties are generally kept as families’ main income, however latest data shows 1.000 sqm greenhouse is priced from about $110.000.

The return of this type of investment is about 10% so it is a no brainer considering the huge potential of becoming a top tier sea front holiday destination in about 4-7 years.

Zoned Land plot Investment

These are land pieces we can develop on. Mainly if you are after developing your home at a location close to amenities and the sea. Aydıncık and Yenikas have many elevated locations overlooking the sea. Zoned land prices with sea view in the area are a little inflated. So, we recommend investment in currently agricultural land in areas where plans are likely to come.
